New towers keep coming to Palm Beach County, especially in West Palm Beach. Here's how I think about the pipeline and how to evaluate a project before it's built.
Where projects are
Most new luxury condo activity is in and around downtown West Palm Beach and along the waterfront, with more on the barrier islands and up and down the coast. Our developments page lists the projects I follow, with starting prices and delivery dates.
Proposed projects and local debate
Not every proposal gets built as planned. Take Singer Island Gateway. The Continuum Co. has proposed it at 2525 Lake Drive in Riviera Beach, by the Blue Heron Boulevard bridge, at 25 stories and about 300 feet. Early plans filed with the city showed 304 condos and townhouses plus a marina, as of June 2026. At a June community meeting, most residents who spoke were against it, citing the nearby Phil Foster Park dive site, traffic and scale. The owner's representative said that if this plan fails, they'd look at the state's Live Local Act. Under that law, a project with at least 40% affordable rental units can skip public review and be as tall as any building within a mile.
As of the reporting I've cited, it still needed city approvals. For buyers nearby, the takeaway is that what gets built next door can change your view and your value, so it's worth knowing what's been filed.
Projects can change size, timing or design before they're approved.
Stages of a project
- Proposed: Plans filed. Lots can change.
- Sales launch: Reservations or contracts, with deposits.
- Under construction: Deposits continue on a schedule.
- Delivery: Certificate of occupancy and closings.
Evaluating pre-construction
- Developer track record
- Deposit schedule and how deposits are held
- Contract terms on delays and changes
- Projected HOA budget
- Delivery date realism

New vs resale
New towers offer modern design and fewer near-term repairs. Resale gives you a track record and an immediate move-in. Compare both in our West Palm Beach luxury condo guide.
