Selling a luxury condo is different from selling a house. Your buyer is choosing a building as much as a unit, and you're competing with every similar unit nearby, including brand-new towers.
Here's how I approach it with sellers.
1. Price against the right competition
Start with recent sales in your building and in comparable buildings, adjusted for floor, view, exposure and condition. Then look at what's for sale now, including new developments with incentives. Pricing from hope usually means sitting on the market.
2. Prepare before you list
A pre-listing walkthrough helps. Fix what's obvious, refresh paint, and make sure everything works. Gather what buyers will ask for: the association budget, reserve information, insurance summary, inspection reports, rules and recent minutes. Order the condo questionnaire and estoppel early, because delays there are a common reason closings slip.
3. Stage for the view
Most luxury condo buyers are paying for light and water. Keep furniture low, windows clear and colors calm. Professional photography, a floor plan and video are essential.
4. Market to buyers wherever they are
Many luxury condo buyers here come from out of state or abroad. Marketing has to reach them where they look: targeted digital campaigns, video, and agents who work with relocating clients.
5. Time it, but don't overthink it
Season matters, with many buyers in town during the cooler months. But a well-priced, well-presented condo can sell any time of year.
6. Have a realistic timeline
From listing to closing, allow time for marketing, showings, negotiation, buyer financing and the building's paperwork. Cash buyers can move faster.
Start with a report
