In condo buying, I always say: choose the building first, then the unit. You can renovate a unit. You can't change the building's finances, location or neighbors.
1. Location and lifestyle
Do you want to walk to dining and culture, or prefer quiet? Downtown, the South Flagler waterfront and the North End feel very different.
2. Views and exposure
East-facing units in West Palm Beach often look over the Intracoastal to Palm Beach. Floor height and what's in front of you matter. Ask about future development that could change the view.
3. Age and condition
Older buildings can offer more space for the money. Newer buildings usually have modern systems and fewer near-term repairs. Either way, check inspections and reserves.
4. Finances
Look at the budget, reserves, assessment history, insurance and litigation. Details are in my due diligence checklist.
5. Amenities and service
Concierge, valet, fitness, pool, guest suites. More service usually means higher fees. Pay for what you'll use.
6. Rules
Pets, rentals, renovations, guests. See rental rules for Palm Beach County condos.
7. The people
Who lives there? Full-time residents, seasonal owners, renters? It affects the feel of the building.
