Buying a Palm Beach Condo From Out of State

Many of my clients buy here before they move, or buy a second home they'll visit part of the year. It's very doable from a distance, with the right process.

Searching from afar

Start with the building, then the unit. Our condo building reports and search help you narrow things down. I can do live video walkthroughs and show you the view, the amenities and the neighborhood in real time.

If you can make one trip, I'd plan it around your top few buildings.

Making the offer

Contracts are signed electronically. I'll walk you through the terms, timelines and due diligence. See my condo due diligence checklist.

Inspections and documents

You don't need to be there for the inspection, though I'd recommend joining by video. The building's documents can be reviewed remotely.

Closing remotely

Florida allows remote online notarization, and many title companies offer mail-away or online closings. Ask your title company early.

Wire safety: Always confirm wire instructions by phone with your title company, using a number you look up yourself. Never trust instructions sent by email alone.

After you own it

  • Arrange someone to check the unit while you're away, especially during storm season.
  • Understand the building's hurricane procedures.
  • Set up utilities, insurance and access for vendors.
  • Consider a property manager if you'll rent.

If you'll rent part of the year, read rental rules for Palm Beach County condos.
